How to get to Koh Phangan.

There are numerous ways to get to Koh Phangan, depending on your port of entry and travelling budget.

Air services close to Koh Phangan.

Bangkok Airways provide flights from Bangkok to Koh Samui, which is the nearest airport to Koh Phangan. There are around twenty return flights to Koh Samui from Bangkok every day. Bangkok Airways also fly from Hua Hin, Pattaya, Phuket and Singapore into Koh Samui Airport.

Boat Services.

Koh Phangan is about two and a half hours from Surat Thani Province and forty five minutes from Koh Samui Island by ferry boat. There are ferries between Suratthani, Samui and Phangan. You can also go by a speed-boat from Bophut pier or Mae Naam pier on Samui which takes only twenty minutes. Buy your ticket at any travel agency or at the pier itself.

Don Sak - Koh Phangan.
Raja Ferry operates ferry services from Don Sak pier (40 kilometers from Surat Thani town, daily at 7 am, 10 am, 2 pm and 5:30 pm. It takes two and a half hours for the journey. Bus services from Surat Thani town or Surat Thani Railway Station to Don Sak are available.

Surat Thani - Koh Phangan.
Songserm operates express boat services. The boats depart from Lamphun pier daily at 8am. It takes three hours for the journey. Bus services to the pier are available.

A slow night-time boat departs from Surat Thani’s Ban Don Pier to Koh Phangan daily at 10 pm. It takes six or seven hours for the journey, but you get a mattress to sleep on.

Koh Samui - Koh Phangan. 
Songserm express boats depart from Koh Samui’s Na Thon pier twice daily at 9 am and 11 am. It takes forty five minutes for the journey.

A catamaran leaves Koh Samui’s Mae Nam pier at 8am and midday. The journey takes thirty minutes.

The Haad Rin Queen departs Koh Samui’s Phra Yai pier at 9.30 am, 11.40 am, 2:30 pm and 5:30 pm. This boat goes to Haad Rin Nai beach. It takes fifty minutes.

Small Plots for Sale.

You can buy a small plot of 400 m2 very cheap to build a small house to live in. Price starts from 750,000THB for a plot of 400m2. Half a Rai (800m2) is big enough to build 2 x 100m2 houses, or 3 small houses. One house to live in, and have a rental income from the other two houses. Average rental income is 10% per year from your investment.

Small plots come about from dividing larger pieces of land. This can take the owner 3 – 6 months to cut as there is a fast track and a slow track. The Thai owner has to pay extra to divide land. To cut land for sale in 3 months costs the owner 40,000THB. To divide plots in 6 months the price at the land registry is 12,000THB.

Large Plots for Sale.

One Rai in Thailand equals 1600 m2. Thus, you need to think about how many square meters you would like to buy. If you want to be private you need 3,200m2 or more.

You should consider the upkeep before you buy large plots for sale in Koh Phangan. Larger pieces of Real Estate needs more work. Grass and weeds grow quick in the jungle and grows fast in a rural area. Wild plants need cutting every month. Thus, you need a petrol grass cutting machine.  A Burmese man will charge 1000THB for cutting 1600m2.

Large parcels of land are for sale on the island. You can buy a hill or a valley if you have a real big budget. (40 Rai = 64,000 m2). Concrete roads develop and progress every year on Koh Phangan. Always check the road access, large plots often have dirt roads.  The local government knows when and what roads will go concrete!

Land with sea view.

Properties for sale near the main town of Thongsala and near the sea stay on a level surface. If you go 300 meters inland, the ground will rise uphill. So this is where you start to find more plots with sea view.  Properties with sea view will cost more!

Plots at 300 – 500 meters with sea view are more expensive. Panoramic sea view land for sale are in high demand. So plots at 500 meters from the sea with a clear sea view have higher prices. This is the same on most islands.

Land for Sale in the Coconuts.

Real Estate Agents advertise property selling in the coconuts. This means Real Estate inland and Phangan has 80% jungle. Coconut trees grow everywhere on the island. So, when buying a plot look at the coconut trees on the land. Think where your house will go! A coconut falling from 30 meters can cause damage to the roof of your house. It is also wise not to stand under coconut trees for the same reason.

Road access on the island has improved in the last ten years with new concrete roads and street lights. So more plots in the coconuts have better access.

Making an Offer.

When making an offer on plots, ask the Real Estate agent for their advice.  As a rule the Thai people are very good at negotiating and tend to start with a high price. Sometimes 20% to 30% up from the real cost.  Plots on Koh Phangan have gone up 7% on average over the past 10 years. It’s best to go in low and increase the offer later. Negotiating on land for sale can take days and even weeks.

The Real Estate agent knows the real property value. In western countries, an Estate agent puts the value on property. Valuation comes from similar houses that have sold in the area. It’s different in Thailand, the owner says how much he/she would like to advertise for. The Realtor can only advise the owner on Koh Phangan.
